Legal Question in Real Estate Law in California

I want to purchase the house I'm currently renting and my landlord promised to sell the house to me soon, but we have not formally "inked" a deal yet. I recently learned he is very ill (yet still coherent) and is getting ready to pass away. Are there any "tactful" steps I can take to protect my interests in purchasing the home before this unfortunate possibility?
