Legal Question in Real Estate Law in California

I purchased a home from the owner, and written into the contract was a 60 day rent-back agreement. The move out date was set to be 4/18/22. The sale went through, a month goes by, and now the owner is saying he can't move out by that date. Since the move out date was written into the contract, do I have to evict him or is there some other procedure to follow?

Unfortunately you do have to evict him. You also have a claim for breach of contract. Hopefully it has an attorneys fees clause.
