Legal Question in Real Estate Law in California

I am purchasing my house from my landlady;; I recently offered her a check that would pay off my house and she said she could'nt do it..Can she refuse? I also wanted to know if my past rents are applied to the purchace price.

You posted the same question before. You have to look at the language of the agreement between the two of you. What did she mean she could not do it?
