Quick Eviction: More Info

What is the best legal way to evict someone when it becomes necessary as is the case now with us? The property is located in the 95215 area code and the tenants have on three separate occasions (once for down payment and now twice for rent money) wrote us checks that, is very apparent, were being 'kited' in order to buy more time. We felt sympathy on the first time and held the check until the end of the month at their request but now can see a pattern that has made us very uneasy! We have spoken to them and gave them until Monday to produce a cashiers check for both the present and the past due otherwise we would begin eviction proceedings. This couple has only been in the home for 5 months and has only paid for 3 of those months!

Serve them with a written 3-day notice on Monday. You can find forms at a stationery store, in LawGuru, and elsewhere on line. Don't wait. It'll only get worse.
