Quit Claim

My boyfriend of 5 years would like to share his home with me. He wants me to split costs 50/50, keep the loan in his name and give me a quit claim form that would not be documented at county records offices unless something happened to him. I would be responsible for making it official on county records. If we sell I would own half of all proceeds. No written contracts have been discussed. Is this a smart move. How are taxes and interest shared? Are there other options that I should consider.

There are several other options you should consider. Marriage and a written agreement converting the house from separate property to community property. A written agreement supported by a grant deed transferring the property to both of you and joint tenants. That would result in you becoming the sole owner if he dies. Contact an attorney and discuss the matter more fully.
