Quit Claim Deed as transfer of ownership - friendly divorce

Hi,

I am fortunate to have had a ''friendly'' divorce but the vestiges of ''said'' divorce have left outstanding details which require legal aid. We currently (along with a third party) legally jointly share equal parts of a 20 acre parcel in Mendocino County which has been completely paid off, but for which I alone have paid taxes over the past 10 years. Annual taxes and road association dues are still required each year.

What do we need to do to get this in my name only? The other two owners have agreed to sign a Quit Claim Deed and get it notarized but we're not sure how to proceed. Do we have it notarized in their county (Contra Costa) and then file it in Mendocino County? (if so, is mailing this notarized document to the tax collector enough? Should it be registered?)

Please advise on what we need to do to proceed.

The other parties can sign and notarize the quitclaim deed anywhere in the state. However, you must record it in the county the property is in, meaning Mendocino. There's a small recording fee. You can also go to the county recorders website for more specific instructions.
