Legal Question in Real Estate Law in California
Can the name on the quit claim deed be transfered totally into my name if my moms trust left 75% of her house to me and 25% of her house to my brother. Everything else is 50/50 and my brother does not want the house. Therefore I need to transfer 100% out of the trust into my name in order to keep prop 13 taxes. and if so how is this done. thank you

A deed is a record of an event. You can't change it after the fact. There is no way to tell how to place ownership of the property in your name without reviewing the current state of title and the terms of the trust.
