What is a quit claim filing ? My mom said my dad signed one for the house she's asking me to move out of?"

Quit claim deed conveys only the interest that the grantor has to the grantee. If your Dad "owned" the property via a "Grant Deed" or otherwise, such that he had full title, then your Mom received that via the quit claim deed.
