Legal Question in Real Estate Law in California

I want to quit claim my house to someone. My name is on the mortgage, is there anything else they need from me in order to sell the house and collect on the sale of the house, like power of attorney, etc. Thanks in advance.

Do you have title to the house? You only mention a mortgage, which is the wrong word. California law allows for mortgages but no one uses them. The security instrument in California used to secure a loan is a "deed of trust."
