Can a Real Estate Agent/Financial Advisor handle a real estate transaction where they represent Buyer, Seller and Private Investor that is financing the loan?

That's a loaded question. The agent must be supervised by a licensed broker. An agent with not affiliated broker is not allowed to handle real estate matters on his or her own. The buyer and seller and lender must also all be given information and agree to the "dual agency." There are a host of other issues as well.
