I am a real estate broker and I want to charge a hourly fee to clients for real estae advise hoe do I get a approved contract for california

If you want an 'approved' contract, you contact the DRE and start talking and negotiating with them to issue an 'officially approved' form. I suggest you talk to them in depth about whether your proposal would be grounds for broker discipline or not. I suggest you have those discussions before making any such proposals to or agreements with prospective clients. I offer no 'legal opinion' at this time'. It is my best guess that you might be able to act as a paid 'consultant' as long as you did not 'represent' the client in a RE transaction as a broker or salesman. That could be done be another broker who is paid normally under DRE rules and 'approved' contracts. It is also my best guess that you would not have to even be a broker or salesman to do so, as long as you do not perform broker or salesman duties as defined by DRE. You would merely have a consulting contract with the person, just like a personal trainer. However, again, discuss those issues with DRE. It is their opinion that counts, not your attorney's or mine.
