"I have a Real Estate Firm in Costa Rica, can I represent a client from my country to Purchase a Commercial Building In California, can I get my share of the commission paid through transfer to Costa Rica"

Check with the Department of Real Estate but I would think you can not represent a California client nor collect a commission from a California resident.

No, if the property is in California, you would need to be licensed here. However, I believe you may be able to arrange a commission-sharing agreement with a California-licensed firm, which would collect the commission (or part of it) at the closing and remit you your share afterwards.
