is the transfer legal in california of real property to a corporation not registered in the state?

Probably. Occasional purchases and sales of real property by unregistered corporations are not illegal, nor do occasional transactions trigger an obligation to register (and pay the franchise tax). If a corporation is dealing in real estate as a regular business activity or is acting as a broker, the answer is different; a corporation with this level of activity needs to register with the California Secretary of State.
