Legal Question in Real Estate Law in California
Real Estate
If a realtor list a property on his website for sale and he is the listing agent. does that mean that he is the only realtor listing that property for sale, or can there be other realtors listing that property as well?

It depends on whether or not the seller signed an exclusive listing agreement with that listing agent. If you are not the seller, why are you concerned? If you are the seller, then you should look at the terms of his agreement and determine whether or not it was exclusive, if it is not, and the property is not selling there is a problem.

Listing a property for sale on a Web site is, in and of itself, meaningless. Anyone can list a property on his or her Web site, including the owner. If the Web page says the site owner is the listing agent, you are entitled to assume that is a true statement, although of course it might not be. There are several kinds of listings, including open (or non-exclusive) listing, exclusive agency, and exclusive right to sell. In addition, any of these three can be put on a multiple listing service by the listing agent.
