Real etstate sale-Referral fee request

hello,

I would like to know how to go about writing a contract to request a (referral Fee) between (ME) and and (INVESTOR). The situation is I want to (Refer) this investor a property ( house) that my friend wants to get rid of, and I want to get a (Referral Fee) when the property is sold

It would cost you less money to just have the attorney write the contract for you. Without having more info, it is very hard to estimate what something like that would cost. You may contact me to set up a free consult.

Mr. Whipple is correct. It is hard for me to read your post in any way that cannot be construed as a crime. You must have a real estate license to refer people and get fees for setting up real estate transactions. Labelling it as a referral fee with an "investor" is like the fellow who robs a bank with a fake gun: it is still armed robbery.

I think it is possible to be a finder of real estate without doing acts for which a real estate broker's or salesperson's license is required, but I'd advise you to look up, read and understand Business and Professions Code section 10131(a) and avoid any activity for which a license is required, such as playing any role in negotiating the terms of a deal. This could include giving the prospective buyer suggestions on what the prospective seller would accept in the way of price. You can get a $10,000 fine and/or six months in jail for brokering real estate without a license.
