Is a realestate contract binding or void if the lender does not sign the borrowers copys?

You need to restate your question. The real estate contract to purchase the property does not have any space that the lender must sign as the only parties to the contact are the buyer and seller of the properties. As to the loan documents, they are binding if the lender and borrower agree to the terms of the contract and in general loans can actually be oral and not written. If the agent for the lender has signed the original of the loan documents, but not signed the borrower's copy, the loan is still in effect.
