Legal Question in Real Estate Law in California

I'm a Realtor. I had a client that waisted over one year of my time showing her houses because she had a very small budget and didnt want to go over that budget. She was a referral and I felt compromised to help her. She was very picky and unrealistic. I couldnt go over her budget and investor were buying those properties for cash. We started with 130k Neomiah programs than FHA at 150 to 165K max. She blamed me for her situation being that I was doing everything possible. I have 6yrs experience and a top producer. We went our own separate ways and a month later she bought a house from an agent she had mention to me but didnt say she was doing business with him. She purchase a house for 190k for that price I could have put her in a house long ago but she wouldnt allow it. Can I sue her for all my time and gas she made me waist? I have witnesses.

The simple answer is probably, "No." Had you signed her to a Buyer-Broker agreement, you would have a contractual right to recovery.
