Legal Question in Real Estate Law in California

I just recently gave a 30 Day notice to my tenant to move out. Its my house and I rent her a room. She's only been living there since May so it hasn't been that long but I want her to give back the mail box key, does she have to do that or can she hold on to it until she moves out? She had already given it back to me but now she wants it back.

It appears that the tenant's having access to the mailbox was a part of her month to month lease. While it is arguable that she is entitled to the key, you would probably cover yourself by making sure that she has easy access to her mail.

If you give the key back to her, you might want to have it stamped "Do not duplicate," so that she cannot play around with the mail, after she vacates your house.
