Removal of trash etc. left

How long do I have to wait before I can throw out trash and things left behind when a tenant moves out.

This is a difficult question because the law on tenant property contains a lot of specifics but not a lot of time-line demands. Rather than recite paragraph of statutes to you, let me make a couple of abbreviated suggestions:

1. You could obtain - on line or at a local law library - Civil Code sections 1980 to 1991, which deal with personal property remaining on premises after termination of tenancy; or

2. buy a self-help law book on landlord-tenant matters, Nolo Press or the equivalent, and rely on the discussion therein, or

3. take a chance that the stuff is so low value that the tenant probably wouldn't sue you if you just waited for a while and dumped it at your own possible risk.
