You do not provide enough information to answer the question. For starters it would depend on whether your small business is a sole proprietorship, a partnership, an LLC or a corporation. It also depends on why you would want to do that. Is it for taxes? If you don't use the garage solely for the business you run into deductibility problems. If you use it solely for the business, you can probably deduct it without renting it to the business unless it s a corporation, and even then if it's an S Corp I don't think it matters, though check with a tax accountant.
