No one can answer that without knowing whether you live in a rent control city or not and which one. If you do, you can call their Rent Board up and also find if there is any control over increases when the prior tenant moves or is move out.If there is no rent control then there is no limit as to how high the rent can be increased, just as there is no limit to the price of gasoline, houses you buy, or anything else the government has not stepped into to regulate.

Assuming you do not live in a rent control district (you would know if you do) there is no limit. There are very few rent control districts in California. I have seen a landlord raise rent of $500 per month to over $1,000,000 per month. In that case, the tenant chose to move out instead of paying the higher rent. However, your landlord will have to give you at least 30 days notice, and at least 60 days notice if you have been there over 1 year if he is raising your rent more than 10%.
