How much can a lanlord increase the rent on an apartment with a month to month lease?

As long as the property is not subject to any rent-control restrictions, a landlord can generally, in a month-to-month arrangement, increase the rent (without limitation) by giving the appropriate notice to the tenant of the higher rent. Keep in mind, if you raise the rent too high, your tenant may walk out, refuse to pay it, or may request that you enter into a longer lease agreement.
