rent receipts

Hi,

I have been paying my landlord thru cashier's checks, and on-line banking, since they live out of state for most of the year. I am currently in dispute with landlord over several matters and requested a receipt of all rent paid to date. They refused. Ca. Tenants website that says ''legally you are entitled to a written receipt whenever you pay rent'', (regardless of how the payment is received)with footnote of cite Civil Code Section 1499. I have searched for that code but did not find it. Please help. Thank you.

Civil Code section 1499 says in its entirety:

"WRITTEN RECEIPTS: A debtor has a right to require from his creditor a written receipt for any property delivered in performance of his obligation."

My impression (without doing research) is that this code section would oblige the landlord to give you a written receipt for rent payments upon your request at the time payment is made. I am less certain that it gives you a right to ask for a receipt months later. Quite possibly it does not, although I haven't researched the matter.
