Getting out of a rental agreement

I signed a one year rental agreement and decided two hours later that I wanted to get out of it for numerous reasons. (Overbearing landlords and ridiculous rules) I contacted the landlord and they said that I signed the agreement. Can I get out of the contract with no penalty or without getting sued? Is there a grace period on contracts?

Not on that type of contract. What does it say is the penalty for not performing? There is a duty on the part of the landlord to mitigate damages so you can not be charged for more rent then would be paid for the period before someone else rented it. Inspect the place [make a copy of the keys and give the original to the landlord without telling them;as as long as you have the keys you have possession of the unit]. Demand that they go through the unit with you and your camera or video recorder and point out all the things that are not as they promised or substandard so that the lease should not be binding on you. If you were told the rules after you signed the lease tell them that you would not have signed had you known the rules would restrict your quiet enjoyment of the place or they would display the attitude they did.
