rental increase problem

I am renting my house to a company who takes care of adults with mental problems. The company has had a lease for several years. But they have choosen to go month to month for the pass year. I have given written notice of a 3% increase (with 45 days notice). It seems that they are not going to cooperate and still pay the old rent amount. Besides giving them a notice to leave what other recourse do I have????

You need to serve them with a 3-Day Notice to Pay Rent or Quit. If they do not pay the full amount of rent within the three day period, your only option is to file an unlawful detainer action (eviction) againt them. DO NOT take any other action without discussing this matter with an attorney.
