Legal Question in Real Estate Law in California

Rental Info

I own a duplex rental unit. One of my tenants does not like that I show up unanounced at the property. I go by once in awile to do landscaping cleanup and exterior maintenance in the duplex common areas. Do I need to notify them when I show up or is it legal for me to show up at my convenience. I do not disturb them when I am there. Please inform me of my rights in this case. Thank you.

You may go to commone areas anytime, but not in their units.

Unless you need to get into the interior of the units, you may go there to do your maintenance any time you want during reasonable hours. You only need to "clear it" with your tenant if you want to get inside the areas he alone inhabits. Frankly, your tenant's "dislike" makes one wonder what he is trying to hide.
