Legal Question in Real Estate Law in California

We own rental property in Los Angeles, Ca. It is a duplex, 1-1BR/1BA house in back and 1 3BR/1 BA house in front a total of 1600 square feet, two separate homes on one lot. (One meter for both homes for water, electricity and gas.) It is taxed as on property. The homes are rented. The 1/1 house to a 70 year old woman that has lived there for more 15 years and the 3/1 to a 45 year old first cousin that has lived there for ~8 years. The home is up for sale, the tenants will need to move out when the home is sold. As current owners, we�re told relocation fees must be paid by home owners, we were quoted $14,000 each. What cost/responsibility do the current owners have to pay tenants relocation fees?

I'm not sure why the tenants have to leave, unless it is a condition of the sale, and the buyer intends on occupying the property. Relocation assistance is not required by state law, but rather by local rent control ordinances.

You are in Los Angeles, and by forcing the tenants out, are probably subject to the rent control ordinance of the Los Angeles' Municipal Code. I suggest speaking at length to an attorney in your area to determine whether it applies to you, or if there is a way to reduce the amount you would have to pay for relocation fees.
