Renters vs. Owner

Can we put a For Rent sign on the front lawn waiting for them to be evicted, lock out is in 10/15 days

I don't see any objection to posting a "for rent" sign; during the time the tenant is in good standing such a sign might violate the tenant's right to full possession of the premises, but after default the tenant's rights are compromised and I cannot imagine a court ruling against the landlord-owner. I did some on-line research, and did not find any California authority (treatise, case law or statute) holding one way or the other, but I do believe there is a policy favoring the right of the landlord to advertise a vacancy.

On the other hand, I'm not sure you are following an approved eviction procedure if you are thinking in terms of "lock out." Landlords are not allowed to change locks (or the like) to carry out a self-help eviction.
