Legal Question in Real Estate Law in California

I am renting to a boyfriend and girlfriend for a 6 month lease. They broke up and the boyfriend moved out. He wants to remove his name from the lease and his liability. She agreed to assume the lease and all of its responsibilities to her name solely. Is there any kind of legal document that I can have him and her sign with language that would be enforceable by the court? And, can I legally have him sign a release of his portion or right to his part of the security deposit? Is there some kind of form I could use for that that would be legally acceptable?

Why do you want to decrease your protection against unpaid rent or damages? Releasing the boyfriend means you are a nice guy but not a smart landlord. Renting units is a business and there is disadvantage to what you want to do.
