renting land to someone for their mobile home
We own four acres of land with a mobile home on it. We have been renting the mobile to the same people for about 10 years. These people have ruined our mobile and they do not always pay their rent. They want to remove our mobile and move their own mobile onto our property. The renters tell us that the agency they are working with to get the mobile needs to see that the renters have a 10 year lease on the property where the mobile is going to be. We are willing to rent or lease the property to them as a mobile home space. Are there any draw backs or negative ramifications to renting our property to someone to put their own mobile home on? Thanks.

Well, yes, there are potential problems. The major one is that you won't be paid on time, or at all. In addition, you need to think about zoning questions, the possibility of liability for dangerous conditions on the land, the impact of the 'improvement' on your property taxes, the impact of a long-term lease on your ability to sell, refinance or otherwise use the land should you need to, and so on.
Your question reflects some doubt about the quality of these tenants and based on that you may be able to answer your own question. On the other hand, mobile homes do deteriorate over time, and maybe not all the 'ruin' of the existing home is blameworthy.
A ten-year lease is a serious legal commitment and I would recommend that it be drawn up for you by an attorney if you decide to do it, and you may want to have it notarized and recorded.
