Renting and noe moving out...

My husband and I moved into our apartment May 2003. We contracted to a one year lease. We have been exceptional tenants. However, due to the increase in house prices we decided to look for a house to buy. When we found our house and first began escrow we notified our landlord immediately. We even found a couple that wanted out apartment, they were to start a brand new lease and ours would terminate. The couple went through the credit check, the landlord relayed the couples move in date and we confirmed our move out date.

The two weeks before the couple was to move in, the couple calls and says they are no longer going to take the apartment and have already told the landlord this. The landlord has not called up (it has been two days).

My question is: since the couple showed intent and the landlord gave confirmation dates, can we get out of our lease?

I know this is a long shot....

You are in the Leaes, but......
