Residential Lease Requirements

My husband and I have been renting a room from a friend. We are ready to find a place of our own to rent. His credit is bad, although all of the problems date back at least 2 years. My credit is fine. I retained my maiden name when we married, for this reason. Are we legally obliged to complete seperate rental applications? Or can I be the leasee, and include my husband as simply a "tenant" ? Failing that, can I cosign for him?

there are no laws covering this. This is strictly a matter of what you and the landlord can agree on.
