Legal Question in Real Estate Law in California

No return of deposit & no response on possible deuctions

We gave 60-day notice for moving out of rental home, hired professional carpet & house cleaners, and put alot of effort into leaving the house & property sparkling clean; much better than when we moved in. The landlord did several walk-thrus as well as our real estate agent. Everything was fine. It has been 6 weeks. We have not received word from our landlord as to the status of our $3500 deposit. We have requested by email and phone. Yesterday they sent us a housing inspection report (they sold the house within three weeks of our vacating). They have eluded to repairs that were ''unseen'' during our walk-through. If something needed fixing, they have not identified them nor have we been given a chance to remedy it. The lease states ''deposit should be returned within 21 days. The house also had mold coming thru the walls in several rooms which we showed the owner. Can you help us?

This looks like a good one to take to small claims court. Read up on local small claims procedures and/or ask the county small claims advisor. Follow the procedures carefully, assemble your evidence, and you have a good chance of winning.
