My rights as a home owner

If I own a home in the city of Long Beach, California can I rent four individual bedrooms to six individual people that don't know each other if I don't live on the property?

I'm not sure what the laws are in Long Beach, but a call to the city offices would get you your answer.

On a more practical note, make sure your rental contracts contemplate this situation and that the personalities can work with each other, because I see a lot of potential conflict with six individuals in one house.

The answer to your question depends upon the zoning laws and restrictions as they apply to your property. Also, use of your property may be restricted by Conditions, Covenants and Restrictions, often called CC&R's. I would advise having a lawyer check this out before proceeding.

A final and less obvious consideration is whether and to what extent renting a four bedroom home to six unrelated people might result in a situation which me lead to a nuisance suit from you immediate neighbors.
