What are the rights of a leaseholder and a sublease holder?

My band shares a practice space with another band who recently became threatening--once yelling at us in person, and once writing a threatening note. We'd like to evict them from the space. The only name on the rental agreement (month by month) is one of our band members, yet the other band claims their cashed checks for the last year give them the same rights. is this true, and, if eviction is possible, is 30 days notice required? No one lives in the space so it's not residential.

Month to month means exactly that. Their checks are meaningless. Give them 30 days notice and let them tell it to the judge.
