What are the rules for subletting? Do I have to have somebody sign a contract? If they fill out an application and are put on the lease by the landlords but the original tenants are still held liable, is a subletting contract still necessary?

If only the original tenants are liable on the main lease with the landlord, then if you want to have the reassurance that the subtenant will be paying you their portion of the rent, you could have a separate contract for them to sign. That will be between you and the subtenant only.
