Legal Question in Real Estate Law in California

Security deposit refund

We own a home in Miami, Fl., which was recently vacated by our tenants of three years. We had on deposit $2750 and witheld $470. We mailed a letter, outlining our costs incurred. We have since received a letter back, demanding the entire deposit amount or face legal action. The costs incurred were for yard clean up, city fees for removal of the yard clippings and a small portion for interior painting. The tenants claim they are not responsible for any of those items. Our lease agreement states the tenant is responsible for leaving the property in as good a condition as when they received it and they did not do so. If served by the court, what are my options for a counter claim?

Re: Security deposit refund

You are entitled to the deductions provided the represent your actual costs and are not for normal wear and tear which the landlord is responsible for.
