seller wants to cancel listing agreement on the first day after it has been signed by only one of the sellers (wife signed, husband has not).

A listing agreement probably does not need to be signed by both husband and wife. It is not a contract to sell the real property; it is only an agreement to list the property and pay a commission if a buyer is found. I successfully represented a client seeking damages for malpractice where this was an issue.
