Selling Land By Owner

I am selling my parents land for them..they own it outright..i need the legal documents to do so, and not sure exactly which ones to pic out...do i need notory as well? i was thinking a purchase contract, disclosure statment, and transfer of deed, title clearance, if any of these are needed please advice as to where i need to go look up the right format to do them in. and how to word this..thanks...

What you are proposing to do seems to violate the California real-estate licensing laws which require that anyone who sells real estate must be licensed as a broker or agent. Although there are exceptions for partners in businesses, corporate officers, attorneys, trustees, etc., I am not aware that family members can act as agents without being licensed. I suggest you work together with a licensed real estate professional.
