Legal Question in Real Estate Law in California

For a short sell house asking for $130K, I made an all cash offer at $130K. I was conter offered at $150K and I accepted as well. But I never got house. One month later, the house was sold at $130K. What will be my legal option ? Do I have a case ?

If you have a written contract, and they breached it, that's one thing. But what are your damages? You saved $20K. If the house had sold for $180K you would have damages of $30K. If the house has special value to you, you could sue to make them buy the house back from the buyer and sell it to you for $150K. Or you could just offer the buyer $140K, thus eliminating the middleperson and the lawsuit. If they bite, they get a quick buck and you get it for $10K less than your previous offer.
