Legal Question in Real Estate Law in California

My sister and I inherited a house 2015, that is paid off, with 50/50 ownership. Currently rented to the same tenants past 5 yrs. I would like to know if I can sell my 50% ownership without her permission.

Yes, but you may find it challenging to find a buyer since they will have to work with your sister essentially as partners, or face/force a sale on her to get their money out.
