Legal Question in Real Estate Law in California

sq ft of mobile home misrepresented 2 times

I purchased a mobile home from Hanson Realty 3 years ago for 45,000

The title says it is 14' x 60' - 840 sq feet

I went to Hanson Realty this year to sell my home

A Hanson realtor came out and measured my home and listed it with the same dimensions

My contract was over with Hanson after 8 months

I went to Cole Realty and they measured it at 14' x 56' (4 ft shorter) 784 sq ft

I have emailed Hanson 3x now because my title is wrong and I complained about the descrepancy with no replies

My question is what can I do about Hanson Realty's error (twice) regarding my loss of square feet.

I live in California

Re: sq ft of mobile home misrepresented 2 times

Probably nothing, unfortunately. You would have to show how you lost in the bargain - and without a doller per square foot contract, you would be hard pressed to show any loss. If this was a material fact to you purchasing the home, you might have a slim chance of getting out of the deal, but that too is unlikely.
