In the State of California, is there a "Finder's Fee" or commission due, by law, if/when a Real Estate Agent/Broker refers a client/tenant to a commercial space for lease?

A broker (or agent) is only entitled to recover compensation (i.e., a fee or commission) when there is a written employment agreement with the principal who engages the broker.
