Legal Question in Real Estate Law in California

Storage fees

If someone sublets their apartment and the subletee moves out, but some of their stuff stays for a period of time after he or she moves out, how much can the subletee be charged for a storage fee by the person who subletted his or her apartment?

Re: Storage fees

Unless your written agreement says otherwise, you will have to send a notice (under Civil Code section 1984) listing the items left to the sublessee and where they can pick them up. If they don't respond within 18 days, you can then consider the property abandoned and do what you like with it. If it's worth more than $300 (not likely), you need to advertise for and sell it at a public auction (you can deduct costs for this from the proceeds). In either case, you are entitled to deduct the moving and storage costs
