storage unit tenant and notice to vacate

A building I have rented 2 storage units (garages) in for the past 30 years sold about 10 months ago. The new landlord continued to collect the rent as he was refurbishing the property. After finishing, he gave me a 30 day notice to move ( we'll skip the complications- 30 years of items ),

but I told him that it would take me longer to do that... it has been 45

days currently. He wants me to put stored items in my carport and vacate; however, he also changed the locks on the units just last week. I told him he was in violation of the tenant's rights laws. He claims these storage units are not covered by any tenant's rights laws and that he has no contract with me. I suggested he speak with his lawyer before doing anything else. Musn't he follow some legal format to evict me, even from a storage unit?
