Subletting

My Landlord is allowing me to sublet my place but before she fully agrees she asked me to find out about legal issues. Specifically if the subletter tries to lay any claim on my place and then we can't get them out. (my landlord is a new landlord and does not know these things). Is there anything else I should be aware of?

If you sublet, you are still legally liable to the landlord for any rent and damage to the premises. The subtenant does gain a right to possession and can only be evicted by an unlawful detainer if he or she refuses to go volutarily.
