succession of property
My mom died and left me the property in a living trust, also have poa. went to the assessor's office , he said to get an affidavit of death, where do I* get that and where do I file it here in California?

Get a copy of the death certificate and complete an affidavit of death for recording. You can get the document online at a Title Company's website. Try Chicago Title Compnay.
