Tenant breaches rental agreement

Tenant has notified me (landlord) that she is vacating the premises one month prior to contractual one year agreement and is not going to pay the final months rent. I did not collect last month's rent initially but did collect a modest security deposit. I plan to move back into the dwelling myself but can not do so prior to the date established in the rental agreement. What recourse do I have to collect the final months' rent?

Actually, if you want you can move into the unit after the tenant leaves a month early. Of course if you do, you probably forfeit the last month's rent. Your other recourse is to leave it vacant and sue in small claims court.
