Tenant Calls plummer without permission

Our tenant called a plummer on a Sat night without our permission.

The next day we handled the problem. The plummer is threatening to put a Mechanics Lean on our house. He did no actual work and was not authorized by us to come out.

The plumber MIGHT not win this one, but my instinct is to advise you to take care of the plumber's bill and hash out the responsibility issue with the tenant. A plumber is not required to investigate who owns the property or what the limits of the tenant's authority might be when making an after-hours response to an emergency call, or for that matter at any time.
