The law relating to tenants' abandoned property is too lengthy to be covered in a LawGuru answer, and involves more that just proper conduct of a disposal sale. If you are a landlord and don't have a pretty good working knowledge of this subject, my strong advice would be (short of retaining your own real estate lawyer, which is always better if the economics warrant) to buy and read very carefully two or more self-help law paperback books on the subject of how to be a landlord or tenants' rights.

Having said that, there are some specifics set forth in sections 1980 through 1991 of the Civil Code, regarding disposal of tenants' belongings, which you should also look up and read.
